Our approach to project feasibility encompasses a variety of factors: the land’s carrying capacity, regulatory environment, market demand, political factors, availability of financing, and the cost of development. A&A’s cost analysis includes taking into account hard infrastructure and other capital costs, as well as the “soft” but ever-present costs usually incurred for obtaining permits, complying with environmental and sustainability criteria (e.g. NEPA study and standards), and community outreach. In assessing the feasibility of a specific project concept, we not only prepare a pro-forma analysis to determine the tangible factors including a project’s anticipated return on investment or net discounted value over the standard 20-year horizon; we also consider the intangible factors that can make the difference between a profitable project and one that misses its mark.
