Developing a new project with today’s educated and involved citizenry often involves spending considerable time debating specific aspects of the project and negotiating outcomes that will benefit the neighborhood and the jurisdiction as a whole, while still ensuring required return on investment for the developer to want to undertake the project. Whenever it is feasible, we prefer to apply our proven citizen education and negotiation process, involving all stakeholders throughout the life of a development proposal. We have found that we can save the proposed project several months in the approval process by working with stakeholders early on, identifying their needs, desires, and potentially strong concerns. This process allows us to design a project that meets all stakeholder objectives the first time through, rather than after several expensive redesigns. Our negotiation and consensus-building techniques have been refined over more than 20 years of facilitating project approvals for residential and commercial projects, small and large.
