The office sector is undergoing transitions. Many companies make do with fewer workers. Others assign less space per worker. Yet there is still a demand for office space with high exposure where location is at a premium value, and at the other end of the scale, for small spaces that can accommodate professional practices or specialized trade and professional associations. The national acceptance of “green” building practices (i.e., LEED) is also changing the way office buildings are developed, as are the new efficiency and security standards adopted for U.S. Government office space. Staying on top of the trends, understanding local market forces, and working with communities that are sometimes resistant to new development, are needed for success in new office development.
